The bottom panel on this Kingsland door had turned to pulp. Lake humidity off the Colorado River gets into everything, and the previous owner never graded the driveway to drain away from the garage. We pulled the rotted section, installed a Clopay steel replacement panel with a thermal break, and replaced the bottom seal with a heavy-duty vinyl bulb that actually contacts the uneven concrete. The door closes tight now. No more leaves blowing in, no more mice.

Homeowner heard the bang from inside the house. The original spring had been on there fourteen years, which is actually decent life for Marble Falls with our temperature swings. This was a beautiful custom wood door, probably 400 pounds, hung on a 1980s chain-drive opener that was shaking the whole track system loose. The door would reverse on cold mornings because the old opener couldn’t read the load properly. We installed a LiftMaster 8550W belt drive with a 3/4-horsepower motor and battery backup. The belt runs quiet, the force-sensing actually works, and the homeowner can check if they left the door open from their phone. We realigned the track and tightened every bolt while we were at it. No point in a new opener on a wobbly frame.

April hailstorm caught this ranch north of Marble Falls. The door looked like someone took a ball-peen hammer to it, and the top section had buckled enough to jump the track. Insurance covered replacement, so we measured, ordered, and came back with an Amarr Stratford 3000 series in sandstone to match the limestone facade. We added a row of short windows for the workshop bay, insulated the non-conditioned garage for the equipment, and programmed two remotes before we left. The homeowner’s wife mentioned the old door woke her up every morning. That problem’s solved.

Emergency Cable Repair - Marble Falls, Near Main Street

Call came in at 7:15 on a Saturday. The door was hanging crooked and the homeowner couldn’t get his truck out for a fishing trip on Lake LBJ. The lift cable had frayed through and unspooled from the drum, which is what happens when you don’t replace cables on schedule and the rust gets into the strands. We keep galvanized aircraft cable, drums, and winding bars on every truck. Replaced both cables as a pair, swapped the grooved drum, and ran twenty open-close cycles to confirm the door tracked straight. He made his launch time. We got a photo of the bass later.

Builder called us in before the drywall went up, which is how you want it done. We specified a Wayne Dalton 8300 for the main bay and a matching 8-foot for the golf cart garage. The 8300’s got a decent R-value for a non-insulated space, and we added insulated windows facing the fairway so the homeowner gets light without baking the garage in August. We set the jambs plumb, hung the torsion hardware with proper bearing plates, and tested everything before the painters came through. No callbacks on this one. That’s how we like it.
